Local Commercial on YouTube

I am not sure what I think about this, but here it is. The first local commercial I have seen on YouTube.com. Thing is I actually clicked it and now I am sharing it.

It’s official: I-181 changing to I-26 in Tennessee

The Tennessee Department of Transportation (TDOT) will begin changing the mileage signs, interstate shields, and exit numbers on I-26 (formerly I-181) beginning next week.

 

The new and old exit numbers will be posted side-by-side for the next 18 months to allow the public to adjust to the new numbers.

 

The change in exit numbering is necessary in order to meet the Federal Highway Administration's west to east interstate mileage designation requirements.

Blog like an Egyptian - and go to jail

A 22-year-old Egyptian blogger, Abdel Kareem Nabil, has been sentenced to 4 years in prison for criticizing Islam, President Hosni Mubarak, and the university Al-Azhar. His posts were centered around the restriction of free speech – interesting irony. Most of us take it for granted that we can say what we want on our blogs and not have an oppressive government punish us for our thoughts. I wonder if there will be enough public outcry around the world to release this guy.

Manning Quiets Critics–For Now

Sure, now everyone hails Peyton Manning. Praising him is easy this week. After orchestrating the greatest comeback in conference championship game history, the much-maligned Manning has suddenly changed everyone’s opinion of his talents.

Where are the critics? Where are the detractors? Where are all the nonbelievers who called him a loser, a fruitless leader, a folding chair in the face of adversity?

Don’t worry. They’re not hiding far from the surface. Manning knows it. He’s lived with them for too long to know they don’t magically vanish. So forgive him if he’s a little cautious to open up during Super Bowl week.

Fort Henry Mall Renovation, New Retailers On Tap For Tennessee Shopping Center

SOMERA CAPITAL MANAGEMENT ACQUIRES FORT HENRY MALL

RENOVATION, NATIONAL RETAILERS ON TAP FOR TENNESSEE SHOPPING CENTER

 

Los Angeles, CA – Somera Capital Management, a private equity real estate investment company has acquired Fort Henry Mall in Kingsport, Tennessee. This is the third mall Somera Capital Management has acquired in the past 12 months, and the first mall to be sourced from the company’s newly established Washington, DC office. The purchase demonstrates the firm’s strategy to acquire underperforming and capital-deprived properties that have failed to meet the demands of local consumers.

Kingsport is an incredibly strong and dynamic market that is currently undeserved by retail,” says Steve Plenge, executive vice president of Somera Capital Management. “There’s an opportunity to add significant value to Fort Henry Mall and to strengthen the mall’s performance and retail offerings.  We will be working closely with the community to determine what merchandising will best serve area residents.”  Plenge and Charlie Christensen, vice president, will direct the renovation and expansion of Fort Henry Mall, which will include many of the elements commonly found in Class-A mall properties.

Fort Henry Mall was targeted for acquisition due to its strong fundamental real estate value, growing sales, positive leasing momentum, healthy regional economic conditions, and the opportunity to maximize the property with additional retail. The seller was represented by David Robinov and Michael McDonald of Eastdil Secured. 

Somera Capital Management has awarded General Growth Properties the management and leasing contract, however, all existing mall employees will be retained for management and day-to-day operations. General Growth Properties operates two other malls in Tennessee: Northgate Mall in Chattanooga and Stones River Mall in Murfreesboro.

Fort Henry Mall—located in the foothills of the Blue Ridge Mountains—is in the heart of the Tri-Cities region, which includes Kingsport, Bristol, and Johnson City. At 530,446 leasable square feet, Fort Henry is the only regional mall in Kingsport and is 25 miles from its nearest competitor.

Kingsport is the most affluent city in the Tri-Cities region and there’s a great demand among residents for more sophisticated retailers,” says Tom Falatko, senior vice president of Somera Capital Management. “We’ve assembled a top-notch national leasing and development team, which will focus on redeveloping Fort Henry Mall with high-quality merchants.”

Fort Henry Mall was built in 1976 and underwent renovations in 1989 and 2005. Located at the intersection of Memorial Boulevard and Fort Henry Drive, the mall has an excellent location and attracts shoppers from Kingsport, Bristol, Johnson City, and other surrounding communities. The mall is anchored by Belk, Belk Home & Kids, JCPenney, and Sears. It has a popular and diverse mix of retailers including American Eagle, Aeropostale, Bath & Body Works, Victoria’s Secret, Sunglass Hut, as well as an 11-theatre Marquee Cinema. The shopping center is 95 percent leased.

            Fort Henry Mall is the eighth successful mall acquisition for Somera Capital Management since it began targeting the retail asset class in 2002.  It recently acquired Northwest Plaza outside of St. Louis, MO and Laurel Mall in the Washington, DC/Baltimore metro area. The firm also owns Metrocenter, a 1.4-million square foot shopping center in Phoenix.

Appropriations Helps Alexander Decide to Run Again -- Lamar Alexander, down-trodden after his defeat for the Senate's number two position on the Republican side, said a conversation with Senate Majority Leader Mitch McConnell gave him a renewed reason to run for reelection in 2008. After McConnell asked what he could do to convince Lamar to give it another go, McConnell appointed him to the powerful Appropriations Committee. Alexander: "[The appointment] gives me a real reason to want to serve another term in the Senate ... I’m not ready to announce that, but it gives me plenty of reason to do it.”

Judge: Judicial Panel Erred in Selected Same Nominee Twice -- A Davidson County chancellor Thursday ruled in favor of Gov. Phil Bredesen and against the Judicial Selection Committee's selection of one renominated nominee for the state Supreme Court's final spot. The court's ruling says state law is clear — the second panel must have three candidates, each of them different from the first panel. Touching the charge that the nominees were rejected because of race, the judge ruled: "Tennessee plan does not invest the commission as the sole medium for addressing diversity concerns in the selection of appellate judges." Meaning the Governor can reject white nominees in the interest of racial diversity on the state's high court. More here.

Pruitt Fine Dismissed -- State Rep. Mary Pruitt won’t have to pay a $10,000 fine after an election board dismissed the levy this week, citing a lack of evidence that she had inappropriately used campaign funds. The fine was leved after a NewsChannel5 report that Pruitt reimbursed herself for the use of a campaign office that had no electricity and boarded windows. The Registry dismissed the fine after being presented with evidence and sworn affidavits that convinced them the East Nashville home was in fact being used as a campaign office. The Registry also dismissed another fine against State Sen. Bill Ketron.

Why Davis Was Running Around with Ford -- The Nashville City Paper reports that Congressman Lincoln Davis may be eyeing a run for Governor in 2010 on the Democratic ticket - and his his fellow Congressman Marsha Blackburn has been mentioned as a GOP candidate. Davis served as Chairman of the Harold Ford, Jr.'s US Senate campaign. Other potential candidates for the Democratic nomination for Governor include state lawmakers Kim McMillan and ECD Commissioner Matt Kisber. TDOT Projects Spending More Money -- The Tennessean reported over the weekend - and the Commercial Appeal reports today that the Tennessee Department of Transportation says it needs $2 billion more than it plans on taking in over the next 10 years in order to build new roads and expand existing infrastructure. Transportation officials are considering several ideas to increase revenue, including establishing toll roads and using carpooling lanes now reserved for multiple riders during rush hour as high-occupancy toll lanes that could be used by single drivers for a fee.

Number of Registered Lobbyists Increases -- The Tennessean notes that 32 entities registered lobbyists in October that were not registered previously in 2006. Just four new entities registered as lobbyists during the same period last year. The jump in the number of lobbyists is probably due to the increase in fines for failure to register as a lobbyist with the state. The new law brings more undercurrent lobbyists to report what topics they will be lobbying the legislature.

Ford Crashes Corker Press Conference

Harold Ford, Jr, interrupted the ethics news conference being held by Bob Corker in Memphis. Corker was introducing a proposal to help improve ethics in Congress when Ford decides to crash the party and start yelling about Iraq. How stupid and immature can you get? What was Ford thinking when he decided to interrupt Corker? Corker ended the confrontation this way:

"Tell me, what do you think about this Iraq thing?" Ford asked. "I know you're here to talk about my family. I thought you made a promise right after ..."

"No, no, no. I'm here to talk about you, and this race. And I'm going to do that right now. As a matter of fact this is my press conference," Corker said and walked away.


One of the points behind Corker's ethics proposal is to not allow lobbyists to be family members of lawmakers. This takes a little jab at Ford because his father used to lobby Jr. for Fannie Mae. Ford, of course, lies by saying this:

"I fully support prohibiting family members from lobbying members of Congress," Ford said in a statement. "As Mr. Corker knows full well, I have never been lobbied by any member of my family at any time on any matter before the Congress."
